Roof waterproofing costs in Singapore depend on four main factors: the size of the area, the waterproofing method chosen, the condition of the existing surface, and the warranty provided. A straightforward recoating of a well-maintained roof costs far less than a full membrane replacement on a deteriorated surface.

For a typical Singapore landed home with 800 to 1,500 square feet of flat roof area, total waterproofing costs range from $5,000 to $25,000. That's a wide range, so let's break it down by method and component.

Cost by Waterproofing Method

Acrylic coating is the most affordable option at $6 to $10 per square foot. It's applied as a liquid and cures to form a flexible membrane. Good for maintenance recoating over existing waterproofing that's still fundamentally intact. Lifespan: 5 to 8 years.

Polyurethane (PU) coating costs $10 to $15 per square foot. It's more durable and UV-resistant than acrylic, with better elasticity to bridge hairline cracks. The standard choice for most Singapore homeowners doing a full waterproofing refresh. Lifespan: 8 to 12 years.

Torch-on modified bitumen membrane runs $15 to $22 per square foot. It's the most durable option for flat roofs, using heat-welded bituminous sheets that form a continuous waterproof barrier. Best for roofs with significant foot traffic, equipment loads, or a history of persistent leaks. Lifespan: 15 to 25 years. Cementitious waterproofing ($8 to $12 per square foot) is used mainly for wet areas and below-grade applications rather than exposed roofs.

Labour Costs

Labour typically accounts for 40 to 50% of the total cost. Rates depend on the method: liquid coatings require less skilled labour and fewer man-hours, while torch-on membrane installation demands experienced applicators and takes longer.

For a 1,000-square-foot roof, expect 2 to 3 days of labour for coating systems and 4 to 6 days for torch-on membrane. Crew sizes are typically 2 to 4 workers. Labour rates in Singapore for waterproofing trades run $120 to $180 per worker per day, but most contractors quote on a per-square-foot basis that bundles labour and materials.

Surface preparation is a significant labour component that's often underquoted. Proper preparation — removing old loose membrane, grinding high spots, patching cracks, and priming — can take as long as the waterproofing application itself. Cutting corners here is the main reason waterproofing fails prematurely.

Additional Costs to Budget For

Hacking and removal of existing failed waterproofing: $3 to $6 per square foot. If the existing membrane is in very poor condition — blistered, delaminated, or multiple patched layers — it must be removed to bare concrete before new waterproofing is applied. Layering new over failed old waterproofing is a recipe for early failure.

Screed repair and levelling: $5 to $10 per square foot if the concrete screed is damaged. Cracks, hollows, and spalled areas must be repaired before waterproofing. For roofs with poor drainage (ponding water), re-screeding to correct falls can cost $8 to $15 per square foot.

Detail work at upstands, parapets, drains, and pipe penetrations adds $500 to $2,000. These transition points are where most leaks originate, so proper detailing is critical. This should not be treated as optional by any contractor.

Warranty Considerations

Warranties vary significantly between contractors and methods. Basic coating systems come with 3 to 5 year warranties. Quality PU coatings carry 5 to 10 year warranties. Torch-on membrane systems offer 10 to 15 year warranties from premium contractors. The warranty should cover both materials and workmanship.

Read the warranty terms carefully. Some warranties are prorated — they cover 100% in the first few years and decreasing percentages thereafter. Others exclude damage from building movement, subsequent works on the roof, or failure to perform maintenance inspections. A shorter warranty with better terms can be more valuable than a long warranty full of exclusions.

When to Recoat vs Full Replacement

Recoating (applying a new waterproofing layer over the existing one) costs 30 to 50% less than full replacement. It's appropriate when the existing waterproofing is still bonded to the substrate, there are no major blisters or delamination, and the current system is less than 10 years old with no active leaks.

Full replacement — removing the old system and starting fresh — is necessary when the existing waterproofing has extensive blisters or delamination, there are multiple layers from previous patch jobs, the screed underneath is damaged, or the roof has persistent leaks despite previous repairs.
