There are 2 options of services in DirectHome for home owners:

  2. This is a free service where seller and landlord can list your property in DirectHome Platform. Buyer(s) and tenant(s) can contact you directly to enquire about your property via our DirectHome Mobile App or Messaging System. DirectHome provides valuable tools which includes all Paperworks (downloadable 24/7) to Timeline Planner for all to use, absolutely FREE. Your listing goes live on DirectHome Platform to the public once you publish it, till the moment you unpublish it.

    This is a pay on completion from $1,880 NETT for the sale of your property. Terms and Conditions for the service will be clearly stated for your acceptance before we proceed.

    This is a pay on completion from 0.25 month of rent NETT for the rental of your property. Terms and Conditions for the service will be clearly stated for your acceptance before we proceed.

Please note that if any property agent wants you to engage them as your agent, you do not need to since you are DIYing your HDB sale via DirectHome Express Service (DirectHome advertises on all Top 5 major property portals) unless they are advertising on a different portal from DirectHome.

As the buyer of private property does not pay his property agent a commission in the current market practice, you have to pay the buyer’s property agent a commission of 0.5% or more, of the transacted price when there is a deal closure.

Even when doing so, you still save 1.12% of the commission after deducting DirectHome Express Sale fee of 0.38% since the market rate commission is 2% if you were to engage a property agent representing you as a seller.

You will however, save a large sum of 1.62% commission of the transacted price, if a direct buyer were to buy your private property.

Please note that if any property agent wants you to engage them as your agent, you do not need to since you are DIYing your private property sale via DirectHome Express Service (DirectHome advertises on all Top 5 major property portals) unless they are advertising on a different portal from DirectHome.

Accepting your deal at half of the market rate commission at 1%, you need to ensure that this agent will still provide these full suite of services to enable you in getting the highest price and service for your property, especially when it comes to conducting viewings for all potential buyers. It is not uncommon for property agents to have multiple deals at every single point of time. Hence when it boils down to having to attend to your deal at 1% commission and another property which pays 2% commission, it is quite human nature that your deal might be neglected and potential viewings are lost.

1-year lease:

The property agent collects the commission from his tenant. You do not need to pay any commission.

2-year lease and rental is at or below $4500/month:

The property agent collects the commission from his tenant. You do not need to pay any commission.

2-year lease and rental is above $4500/month:

As the tenant of private property does not pay his property agent a commission in the current market practice when the rental is 2 years and above $4500/month, you have to pay the tenant’s property agent 0.5 month of the rental as commission when there is a deal closure.

Even when doing so, you save 0.12 month of the rental (less off DirectHome Express Rent fee) since the market rate commission is 1.0 month of the rental as commission for a 2-year lease if you were to engage a property agent representing you as a landlord.

You will however, save a significant amount of 0.68 month of the rental as commission, if a direct tenant were to rent your private property.

The selling and renting processes are basically a sequence of event which DirectHome has structured them into a step by step Guide with tools and Paperworks to aide the home owners. This effectively reduces the complexity and removes bulk of the repetitive nature of the one to one explanation to each seller and landlord. As home owners are DIYing the entire process with the complete Services,tools and Paperworks from DirectHome, overheads are kept to a minimal with the cost-savings passed back to our customers.

The buyer/tenant can connect to you directly by clicking on your listing and click “Message Lister” button to start communicating without the need to exchange any contact details. All messages will be directed to your DirectHome Messaging INBOX, you will see it after you logged in. There will be a notification alert of this viewing request in your DirectHome App and email. A sms will also be sent to you. Through our Messaging INBOX, you can easily track all viewing enquiries in one place without the need to disclose your contact details.

Yes, DirectHome deals with all types of residential properties (e.g. HDB, Condominium, Apartment, Landed) in Singapore, from Landed sales to Room rentals at a fixed low fee from 0.25 month of rent. However, we do not handle commercial property and overseas property at the moment.

Our fees will be prorated from 6 months to 1 year lease with a minimum fee of 0.13 of the monthly rent. (e.g. 3 to 6 months lease will be charged 0.13 of the monthly rent, 7 to 11 months will be prorated monthly from 0.15, 0.17, 0.19, 0.21, 0.23 respectively)

Your advertisement will be refreshed every Wed and Fri at 1pm (when most potential home-seekers are in their free time browsing properties), and Sat 9am (when they are arranging to view properties for that day or Sunday) based on our statistics and experience.

All banks will give a desktop valuation based on the recent transactions (from the property report we sent) i.e. $850-$880K. When the property is sold, the buyer will request for the HDB valuation by the next working day and if the buyer is taking a bank loan instead of HDB loan, the bank will use the valuation done by HDB. If you like to, DirectHome can also arrange, at a fee, for a licenced valuer to do a site visit at your property in order to generate the valuation report. However, this is solely for your own reference and HDB will not recognise this professional valuation report.

Entirely free to buyers and tenants, you can use DirectHome Resources to complete the process and paperwork for your property purchase or rental. This saves the 1% commission payable by HDB buyers or 0.5 to 1 month of the rental as commission for rental transaction if a traditional property agent is engaged.

For the private property buyers, as the sellers in DirectHome save a substantial amount on commission, the sellers might be more willingly to give you a better deal than if you were to come into the deal with a property agent. Moreover, with direct communication with the sellers, your questions and offer can be quickly conveyed to the sellers.
