+ How does DirectHome differ from property agents?

The obvious difference is that DirectHome charges a low fixed price of $1480 rather than 1-2% of the transaction price or $280 rather than the 0.5 to 1 month of the rental as commission. We also let our sellers and landlords take and upload the best quality photos at their convenience, manage their own property sale and rental information and have full control over the whole process, with comprehensive services from DirectHome to get their properties sold or rented out.

+ What are these 2 options of services in DirectHome?

1. Free listing

This is a free service where seller and landlord can list your property for free in DirectHome. Buyer and tenant can contact you directly to arrange for the viewings via our app or messaging system. Both home owners and home seekers can use DirectHome Resources to complete the process and paperwork. This is entirely free.

Once you have published your listing, it is live and the public is able to view it.

Your listing will remain active until your property is transacted or when you decide to de-list it by emailing us at support@directhome.com.sg.

2. Express Sale $1480, Express Rent $280

Express Sale

This is a one-time upfront fixed fee of $1480 for the sale of your property.

  • Your posted listing in DirectHome will be auto-reposted in 5 major portals in Singapore, namely PropertyGuru, STProperty, iProperty, The Edge Property and SRX, getting you more buyers and viewings than ever before. When the buyer or the buyer’s agent calls, your assigned personalised Account Manager will sms the buyer with your mobile number, take a screen-shot of the sms and what’s app to you, giving you the full record of potential buyers.
  • A licensed valuation report will be provided where a licensed valuer will make an appointment with you to do up a valuation report for your property. With this, you can price your property accurately.
  • A 360° Virtual Tour of your property will be provided where a team of professional photographers will make an appointment with you to get this done. It will then be advertised in DirectHome and the other portals, attracting more buyers and making viewings more efficient.
  • A personalised Accounts Manager will be provided. Your Accounts Manager will guide you through the whole sale process. When you need help at any point, he will just be there to assist.
  • DirectHome platform automated the process to complete the paperwork for you and your buyer. Just go to your Dashboard and click on Checklist. With this, no one will miss any steps in the whole transaction. All documents and IDs provided are also automatically stored in our secured cloud system for easy retrieval at any time.
  • A full property report with all related transacted records with unit numbers, will be emailed to you detailing all aspects of your property.
  • In addition, DirectHome verifies the ownership of your listing, giving your buyer the assurance needed for the purchase. Buyers can also call or message you directly on our app and messaging system. If you require financial calculation and timeline schedule planning, your personalised Account Manager is ready to assist you.

You will receive all the above services by the next working day and is active until your property is sold or for a period of 5 months, whichever comes earlier.

Express Rent

This is a one-time upfront fixed fee of $280 for the rental of your property.

  • Your posted listing in DirectHome will be auto-reposted in 5 major portals in Singapore, namely PropertyGuru, STProperty, iProperty, The Edge Property and SRX, getting you more tenants and viewings than ever before. When the tenant or the tenant’s agent calls, your assigned personalised Account Manager will sms the tenant with your mobile number, take a screen-shot of the sms and what’s app to you, giving you the full record of potential tenants.
  • A personalised Accounts Manager will be assigned to you. Your Accounts Manager will guide you through the whole rented process. When you need help at any point, he will just be there to assist.
  • An accurate rental price of your property, together with a full property report with all related transacted records with unit numbers, will be emailed to you detailing all aspects of your property.
  • DirectHome platform automated the process to complete the paperwork for you and your tenant. Just go to your Dashboard and click on Checklist. With this, no one will miss any steps in the whole transaction. All documents and IDs provided are also automatically stored in our secured cloud system for easy retrieval at any time.
  • In addition, DirectHome verifies the ownership of your listing, giving your tenant the assurance needed for the rental. Tenants can also call or message you directly on our app and messaging system.

You will receive all the above services by the next working day and is active until your property is rented or for a period of 4 months, whichever comes earlier.

+ How much will I save by using DirectHome?

Based on the sale of a $400,000 HDB resale transaction, charged at the traditional 2% commission, at $8000, DirectHome is saving sellers a whopping $6520 or more. For a condominium sold at $1,000,000, the traditional charges would be $20,000. DirectHome charges a fixed low fee of $1480, saving sellers $18,520 or more.

For a one year lease rental of a $2000/month for HDB rental and $3000/month for private property rental, the traditional commissions are of $1000 and $1500 respectively. DirectHome charges a fixed low price of $280 for each rental.

What’s more is that DirectHome is free for buyers and tenants to use. In this way, DirectHome provides a wider buyers and tenants pool to the sellers and landlords of DirectHome. We believe this the best way to incentivise our users in this DirectHome ecosystem.

+ What happens when, a property agent with a buyer, contacts me when I’m using DirectHome Express Sale for the sale of my HDB?

The property agent collects the commission from his buyer. You do not need to pay any commission.

Please note that if any property agent wants you to engage them as your agent, you do not need to since you are selling your HDB on your own via DirectHome Express Sale.

+ What happens when, a property agent with a buyer, contacts me when I’m using DirectHome Express Sale for the sale of my private property?

As the buyer of private property does not pay his property agent a commission in the current market practice, you can pay the buyer’s property agent a commission of 0.5% to 1.0% of the transacted price when there is a deal closure.

Even when doing so, you still save 1.0% to 1.5% of the commission (less off DirectHome Express Sale fee) since the market rate commission is 2.0% if you were to engage a property agent representing you as a seller.

You will however, save the full commission of 2.0% of the transacted price, if a direct buyer were to buy your private property.

Please note that if any property agent wants you to engage them as your agent, you do not need to since you are selling your private property on your own via DirectHome Express Sale.

+ What happens when, a property agent with a tenant, contacts me when I’m using DirectHome Express Rent for the rental of my HDB?

Be it a 1-year or 2-year lease, the property agent collects the commission from his tenant. You do not need to pay any commission.

Please note that if any property agent wants you to engage them as your agent, you do not need to since you are renting your HDB on your own via DirectHome Express Rent.

+ What happens when, a property agent with a tenant, contacts me when I’m using DirectHome Express Rent for the rental of my private property?

1-year lease:

The property agent collects the commission from his tenant. You do not need to pay any commission.

2-year lease and rental is at or below $4500/month:

The property agent collects the commission from his tenant. You do not need to pay any commission.

2-year lease and rental is above $4500/month:

As the tenant of private property does not pay his property agent a commission in the current market practice when the rental is 2 years and above $4500/month, you can pay the tenant’s property agent 0.5 month of the rental as commission when there is a deal closure.

Even when doing so, you still save 0.5 month of the rental (less off DirectHome Express Rent fee) since the market rate commission is 1.0 month of the rental as commission for a 2-year lease if you were to engage a property agent representing you as a landlord.

You will however, save the full 1.0 month of the rental as commission, if a direct tenant were to rent your private property.

Please note that if any property agent wants you to engage them as your agent, you do not need to since you are renting your private property on your own via DirectHome Express Rent.

+ How is DirectHome able to charge a low fee?

DirectHome uses the information technology platform to streamline the processes. The selling and renting processes are a series of steps and tools which DirectHome has structured them into the automated e-transaction platform with step by step guidance to the sellers and landlords. This effectively reduces the bulk of the repetitive nature of one to one explanation to each seller and landlord. As sellers and landlords are doing the sale and rent themselves, with the comprehensive support services from DirectHome, overheads are kept to a minimal with the cost-savings passed on to our customers.

+ How do I start selling/renting my property with DirectHome?

To start selling or renting your home, you just need to click on List Your Home at the top right-hand corner of our website and sign up. You will be able to start uploading your property advert, after our phone verification. Once you have published your property advert, you can also amend it at any point of time.

+ Do I have to upload my property onto your website all in one go?

No, you can save your progress and upload your property listing at any point of time. You can also come back to your property listing at any time using the login details you created.

+ Do I conduct my own viewings?

Yes, you will be the best person to showcase your property whether you are using our Free or Express service.

+ What should I do when I receive offer from buyer or tenant?

If you are on our Free service, you can use our Resources to complete the process and paperwork.

If you are on our Express service, DirectHome platform has already automated the process to complete the paperwork for you and your buyer or tenant. Just go to your Dashboard and click on Checklist. If you have any questions, your assigned Accounts Manager is right here to assist you.

+ How can potential home seekers contact me when I list my property in DirectHome?

The buyer/tenant can message you directly by clicking on your listing and click on the “Message” button. This message will appear in your Inbox in your DirectHome account. An email notification will be sent to your registered email address too. Alternatively, the home seeker can download our app, click on your listing and call/SMS you.

+ Do you sell or rent all types of residential properties?

Yes, DirectHome deals with all types of residential properties (e.g. HDB, Condominium, Apartment, Landed) in Singapore at a fixed low price, regardless of the value of the property. However, we do not handle commercial property and overseas property.

+ Can I list my property with DirectHome even if I have engaged a property agent?

Yes. DirectHome does not interfere with your arrangements with your property agents.

+ What happens if I have a technical problem when trying to upload my property?
